The Milan – Genoa railway line  

 

This crosses the area in a North-South direction and skirts the area of the new premises. It has a station in the Town of Bottarone.

 Pavia – Stradella railway line

It joins the Milan – Genoa line near Bottarone station, close to the premises, and connects to the Alessandria – Piacenza line in the Broni area. This line has a station in the Town of Bressana.

Technical Schedule

The area described here is in the Oltrepò Pavese area, in the town of Bressana Bottarone (Pavia province). It is a point at which important rail and road links intersect.

The section is located just a few kilometres from the Casteggio toll station for the A21 Turin – Piacenza motorway. It is easy to reach from the A7 Milan – Genoa motorway via the Bereguardo – Pavia interchange, and provincial road ex SS 35 “dei Giovi”.

The logistics market

Currently, the logistics market is characterised by a series of parameters, such as stiff competition, an ever shorter life cycle for products, greater product complexity, delivery times granted by the client to the supplier that are ever tighter, and increasing expectations among the clientele in relation to the “Service Level”.

Logistics is no longer seen as simply accepting transportation of goods. It involves an entire range or services and activities related to what the client demands of the producer. At the same time, it accompanies the goods from the production site to the client.

The size of premises allowed for the area makes it possible to foresee a logistics complex adequately sized and sufficient to guarantee its economic sustainability and competitiveness, with other similar operators working in the same sector.

Planned structures

Once developed, the section can take on the role of gathering hub, for consolidating and splitting consignments. This means that it will play an intermediate role compared to the main hubs for collections from the manufacturer, and delivery to the end client. The planned structures will be earmarked as warehouses for temporary storage of products of various kinds and types of goods. In addition, any offices and administrative premises required for managing the activities based there, can be housed.

The vicinity to two of the major motorway arterial routes in Northern Italy, and proximity to the metropolitan area of Milan, facilitate the swiftness of road transport. This is an important plus for this area.

Two plan/volume solutions

The area was made buildable by means of an implementation plan that was a variation to the municipal town planning scheme. The convention was signed in 2010.

Two plan / volume solutions are presented below, for exploiting the buildable capacity of the section. The first, referred to as Solution 1, is characterised by 3 separate factory buildings. The second, Solution 2, involve the construction of two buildings. For both solutions, the type of building chosen is that of a single-storey industrial building, with a prefabricated structure, in order to ensure maximum flexibility for logistics and warehouse activities. The maximum coverage limit for the entire section comes to about 118,000 sq.m. overall in gross floor area, set aside for industrial use.

For both solutions, the height of the structures will be between 12 m and 15 m. The factory buildings will be served by an internal road system for the area, with spacious yards for handling vehicles, in front of the bays for loading and unloading. The road system for the entire logistics complex, meets the need to optimise movement of vehicles that come to and depart from the warehouses.

A perimeter wall is to be formed in insulated concrete panels, 20 cm thick, and finished on the outside with marble gravel, with suitable colouring, in order to mitigate the visual impact and accentuate integration of the buildings into their setting. The structure of the factory building is to be in prefabricated elements (excluding the foundation slabs): insulated plinths, columns, beams, and roof covering, with a coloured aluminium and transparent polycarbonate cladding at the roof lights near the apex.

The road, courtyard and yard areas are to be paved in a layer of asphalt, with specific perimeter curbing, to demarcate the green areas.

Three separate buildings

The first solution presented is characterised by 3 separate factory buildings. This solution makes it possible to maximise the housing capacity of the area, while maintaining the organisational flexibility allowed by breaking this down into three buildings or about 27,000 sq.m., 30,000 sq.m. and 60,000 sq.m. The type of building chosen is that of a single-storey industrial building, with a prefabricated structure, in order to ensure maximum flexibility for logistics and warehouse activities.

The outside areas will house the internal road system, parking for personnel, and green areas required for environmental mitigation of the works.

 Two separate buildings

The second solution presented is characterised by 2 separate factory buildings. This solution makes it possible to exploit the coverage capacity of the section, satisfying any needs for incorporating the warehouse activities, with construction of one building of about 22,000 sq.m. and one of about 95,000 sq.m. As for the previous solution, single-storey buildings are planned, with a prefabricated structure.

The outside areas will house the internal road system, parking for personnel, and green areas required for environmental mitigation of the works.
